Here’s what you can expect from this episode:
The best real estate content doesn’t always look like real estate content. In fact, sometimes the content that gets someone to follow you, trust you, and eventually work with you has very little to do with houses at all.
In today’s episode, I’m sitting down with Nashville agent, Katherine Kirkland, to talk about one of the biggest missed opportunities I see for real estate agents right now… relocation content. Katherine has built a brand around being less of a realtor online and more of a girl living in Nashville who just happens to be a realtor. We’re getting into why selling the city comes before selling the house, how to show people what it actually feels like to live in your market, and why everything you’re already doing can become content.
We also talk about what agents get wrong with local content, why you don’t need overly polished videos to stand out, and how Katherine stays consistent without having her entire content calendar mapped out weeks in advance. But creating great content is only one piece of the puzzle. Katherine also shares the simple DM strategy she uses to open conversations with new followers and how becoming more approachable online helped her turn that attention into actual business.
If you’ve been putting in the reps, showing up consistently, and wondering how to make your content actually lead somewhere, this episode will give you a completely different way to think about your strategy. Because you don’t need to constantly sell real estate to remind people you’re a real estate agent. You need content people genuinely want to follow and a strategy that makes it easy for them to start a conversation when they’re ready to work with you.
Meet Katherine:
Katherine Kirkland (KK) is a Nashville native and Realtor with Compass, where she's spent the last 5 years helping buyers and relocators navigate one of the fastest-changing markets in the country. Having grown up in Nashville, KK brings a hometown perspective you won't find in a market report - she's watched the city transform and helps her clients make confident, informed moves because of it. She built her business by showing up authentically online, using Instagram (@kksellstn) to share her life in Nashville and turn that connection into real clients.
Here’s what we’re covering on this episode:
Why relocation content works best when you show people what it actually feels like to live in your market
Why selling the city before selling the house can attract more relocation clients
The relocation content mistake agents make when they stay too broad instead of getting specific
How to stay consistent on social media by treating everything you’re already doing as content
Why going viral and gaining more followers isn’t the answer to turning your content into clients
Why simple iPhone content can feel more appealing than overly polished real estate videos

More about Above Asking:
Most real estate podcasts tell you what to post—the trends, the templates, the strategies everyone swears by. Above Asking is different. This is a perspective-driven show for the next-gen real estate agent who wants to build a brand that stands out by learning how to think, not just what to do.
If you're showing up, posting consistently, doing all the things, but you're starting to wonder if any of this is actually going to work, you're in the right place. Everyone's giving you the what. Nobody's teaching you the how. So you're out here with no real strategy behind any of it, and it's way harder than it looked.
